A lot of the homes we work in around Grove City and the older parts of Galloway and Columbus still have their original hardwood underneath carpet that's been down since the 1980s or 90s. The question we get asked constantly: refinish what's there, or tear it out and start over? Here's how we walk homeowners through that decision.
When refinishing is the right call
If the boards are solid wood (not a thin veneer) and the damage is cosmetic - scratches, dullness, an outdated stain color, or just decades of wear - refinishing almost always wins on cost and speed. We sand down to bare wood, repair any damaged boards, and refinish with a durable waterborne coat, usually for a fraction of what new flooring would cost for the same square footage.
When replacement makes more sense
Replacement is the better call when boards are cupped or warped from water damage, when there isn't enough wood left to sand (most solid hardwood can only be refinished a handful of times over its life), or when you're changing the layout entirely. In slab-foundation homes without existing wood, engineered hardwood or real solid hardwood are both options depending on the subfloor.
What Refinishing Looks Like, Start to Finish
- Free in-home inspection - we check board thickness and condition before quoting anything.
- Dustless sanding down to bare wood.
- Repairs to any damaged or missing boards, blended to match.
- Stain selection using real samples in your home's lighting.
- A commercial-grade waterborne finish that cures faster than oil-based coatings.
What It Costs
| Project | Installed $/sq ft | Typical Timeline |
|---|---|---|
| Refinishing existing hardwood | $4 - $6 | 3 - 5 days |
| New engineered hardwood | $8 - $14 | 2 - 4 days |
| New solid hardwood | $8 - $15 | 3 - 5 days |
